Mortgage Refinancing FAQs
When should I start reviewing refinancing?
Start before your lock-in ends and check early redemption charges, subsidy clawbacks and processing time.
Can I refinance my HDB loan with a bank?
Yes. Once an HDB loan is refinanced to a bank loan, it cannot be refinanced back to an HDB loan.
What is repricing versus refinancing?
Repricing changes packages with your existing bank. Refinancing moves the loan to another bank and usually involves legal work.
Can I refinance while still locked in?
You can review options, but completing an early switch may trigger charges under your current contract.
Should I choose a fixed or SORA package?
Fixed rates offer payment certainty for a period; SORA packages vary with the benchmark. Compare the terms after the initial period.
What does refinancing cost?
Legal, valuation and redemption fees or subsidy clawbacks may apply, depending on the package.
Is refinancing worthwhile for a small outstanding balance?
Compare total expected interest savings with one-off fees and how long you expect to keep the property.
Can I pay my bank home loan using CPF?
Generally yes, subject to CPF rules and available limits. Check your situation with CPF and your bank.
What are TDSR and MSR?
These are debt servicing measures used in assessing some mortgages. The rules that apply depend on your loan and property.
What information should I prepare?
Start with property type, outstanding loan, current rate and lock-in end date. The bank will advise on formal documents.
